About this role: The Roving Maintenance Technician provides hands-on maintenance support across multiple Sunrise properties, ensuring each assigned community meets company standards for quality, safety, and curb appeal. This role supports onsite teams during staffing gaps, high-volume work periods, or special projects, adapting to varied environments and property needs. Responsibilities include general maintenance, preventive programs, timely service request completion, and adherence to all safety regulations while traveling between sites as scheduled by management. Hourly Pay Range: $20.00 - $22.00 DOE What you'll do - Includes but are not limited to: Maintenance and Repairs Perform general maintenance tasks, including appliance repair, basic electrical, HVAC, plumbing, carpentry, pool maintenance, and custodial work. Maintain the exterior curb appeal of the community and ensure the cleanliness of the grounds. Assist with daily upkeep of pools, spas, laundry rooms, recreation areas, rental offices, restrooms, and other common areas. Ensure apartments are rent-ready within 3-5 days of vacancy. Respond promptly and professionally to tenant service requests, ensuring efficient resolution within 24 hours. Notify the Community Manager and residents of delays caused by part orders or other factors. Property Inspections Maintain accurate inventory of tools, equipment, and supplies. Use personal protective equipment (e.g., back belts, goggles, dust masks, hard hats, gloves) as instructed and assigned. Conduct inspections and adhere to monthly preventive maintenance directives, including lighting, fire safety, pool/spa, life/safety hazards, and signage checks. Understand the locations of gas, electricity, irrigation, and water shutoffs, as well as sewer cleanouts. Collaboration and Documentation Assist with move-in and move-out inspections as directed. Monitor and document the status of vacant units. Recommend improvements to methods of operation, safety, and service quality. Suggest changes to working conditions and equipment to enhance efficiency. Perform on-call emergency service as required. Collaborate on special projects such as preventive maintenance of building components or mechanical systems. Adhere to Sunrise Management's Injury and Illness Prevention Policy and Hazardous Materials Policy. Maintain Material Safety Data Sheets (MSDS) for chemicals used on-site and ensure familiarity with safety precautions. Communicate maintenance problems or safety concerns promptly to Site Management. Ability to read, write, understand, and communicate in English required. Represent Sunrise Management professionally, maintaining a neat appearance and adhering to the company's dress code. Other Duties and Responsibilities Attend and participate in training seminars as requested. Assist other staff members as needed. Deliver communications to residents as required. Support resident functions and activities. Perform additional duties as assigned. Multi-Site Support & Communication Rotate between assigned Sunrise communities within the designated region to provide coverage and operational support. Maintain regular communication with Community Managers and Maintenance Supervisors regarding priorities, property updates, and resident needs. Support consistency in maintenance standards and safety practices across all sites. Travel Requirements Travel between multiple properties daily; mileage reimbursed per company policy. Must be flexible with scheduling to support urgent maintenance needs.
