About the role

Join our dynamic Facilities Operations team as a Maintenance Technician II. This position plays a crucial role in the operational maintenance and sanitation of the campus, ensuring a safe, functional, clean, efficient, and attractive living and learning environment. The Maintenance Technician II will troubleshoot issues, provide service, and respond to requests from customers and staff. This role requires intermediate maintenance repair skills in various building systems, including plumbing, electrical, painting, and carpentry. The employee will also assume on-call responsibilities as assigned by the supervisor.

Responsibilities

  • Perform planned preventive maintenance (PM) and conduct PM repairs (PMR) on building systems and equipment.
  • Respond to service requests and perform corrective maintenance to restore malfunctioning systems and equipment.
  • Troubleshoot and repair issues including leaking pipes, clogged drains, inoperative toilets, faulty lighting, non‑functional outlets or switches, and ventilation fan failures.
  • Complete general carpentry work, including repair and replacement of floors, doors, windows, and walls.
  • Provide interior and exterior painting services to protect surfaces and maintain facility appearance.
  • Maintain and replace electrical components including light fixtures, outlets, switches, motors, pumps, and compressors.
  • Perform maintenance and repairs on heating system components, valves, and soft water systems.
  • Accurately complete work orders in a timely manner, documenting labor hours, materials used, action codes, and trade‑specific notes.
  • Identify and report maintenance or safety concerns related to health, sanitation, or security.
  • Adhere to university, local, state, and federal guidelines, regulations, and policies.
  • Assist with inventory control and security measures.
  • Collaborate effectively with other campus departments.

Requirements

  • Completion of an approved apprenticeship program for multiple trades and 3 years of relevant experience; or a high school diploma and 3 years of relevant experience or an equivalent combination of education and experience pursuant to Fla. Stat. 112.219(6) .
  • 3+ years of experience in facilities maintenance or a related field.
  • Experience with interior and exterior painting, including knowledge of surface preparation, paint application techniques, and color matching.
  • Demonstrates experience performing preventive maintenance and repair tasks across multiple building systems, including plumbing, electrical, HVAC, and carpentry.
  • Basic understanding of electrical systems, capable of performing minor repairs and installations (e.g., bulb replacement, fixture reinstallation).
  • Ability to identify maintenance issues, analyzing problems, and implementing effective solutions.
  • Familiarity with routine maintenance procedures and project-based assignments in a large-scale facility or campus environment.
  • Excellent communication and interpersonal skills, with a customer-focused approach.
  • Proficiency with using standard office software applications to include Microsoft Office, work order systems (e.g., Integrated Work Management System), electronic equipment (iPad for AiM PM checkpoints), and utilize telecommunication devices.
  • Ability to work independently and as part of a team, adapting to changing priorities and emergency situations effectively.
  • Strong organizational skills with attention to detail, ensuring accurate record-keeping, inventory management, and compliance with policies and procedures.
  • Maintain a commitment to safety protocols and procedures, with a track record of promoting a safe work environment.
  • Relevant certifications such as HVAC Technician, Electrician Certification, or Painting Certification are desirable.

  • Special Instructions to the Applicants:
  • The anticipated salary range for this position is $17.64 to $19.97. The final salary will be determined based on the candidate's qualifications, experience, and internal equity considerations.
  • Position requires a valid Class E driver's license. The position may involve driving to various locations on and off campus to conduct University business.
