General Description: Provide skilled labor in the diagnosis and repair of HVAC equipment control devices, control wiring, network devices and cabling, as well as maintaining Apogee energy management panels, controllers and software graphics. Control devices include pneumatic, electric, electronic and digital actuators and sensors for commercial mechanical, electrical and plumbing systems. Systems include air-cooled and water-cooled chillers, open and closed cooling towers, water-source heat pumps, air-cooled heat pumps, boilers, pumps, variable frequency drives, air handling units utilizing chilled water and DX for cooling, and hot water, electric, and natural gas for heating. Work is performed round-the-clock under general supervision, without specific instructions. Two years' programming experience with Siemens Apogee Insight, preferred. Programming knowledge of any kind is a plus. Job Description: Essential Job Functions : Determines the cause of HVAC equipment control malfunctions identified through status and alarm messages in the energy management system. Takes full responsibility for oversight of repairs. Enters work orders into the work order software, assigning appropriate technicians to the nature and location of the problem for immediate repair. Follows-up with maintenance technicians to assure proper documentation of resolution with complete communication to school staff of the solution implemented. Performs surveillance and exercises control over the schools' refrigeration equipment; monitors thousands of points and controls at various locations; adjusts pneumatic and electronic controls on equipment in order to meet changing building load requirements and weather conditions from a remote location. Programs scheduling for occupancy during special events outside of the normal school day of all HVAC equipment to bring temperature levels in all buildings to specific guidelines. Notifies staff personnel of program failure. Replaces and calibrate temperature and humidity sensors, static pressure sensors, variable frequency drives and controllers. Verifies all sensors are accurate and all economizer dampers are properly functioning. Provides equipment status information to building personnel. Handles emergency response to schools during duty hours and dispatches appropriate personnel. May also require after hours and weekend monitoring and response to address issues. Processes work order assignments and oversees the completion; tracks monetary expenditures of control materials in a simple spreadsheet, and organizes an assortment of records. Install, commission, troubleshoot and repair all BAS/Energy management end devices to include but not limited to: transducers, sensors, controllers (PXC, TEC, AEM, TCV). Ability to work closely with maintenance technicians, energy manager and controls contractor for process resolutions. Works with other maintenance workers, school officials and staff to resolve maintenance problems and coordinate services. Performs other duties as assigned. Budgetary Responsibility : Monitors expenditures and inventory for parts, tools and materials. Report Preparation : Provides written reports on daily work order activity. Equipment Operation : Utilizes power tools and equipment pertaining to the trades. Contacts : Continuous contact with non-exempt Facility Services personnel, Facility Services administrators, Facility Services office staff, and office staff and administrators from individual schools. Occasional contact with vendors, building inspectors, contract workers. Work Direction/Supervision : Gives direction to Energy Management Technicians. Decision Making: Frequent independent decision-making and problem solving as it relates to trades. Seek supervisor's approval for extensive repairs/replacement, all expenditure outside of routine supplies and materials, before calling an outside contractor. Formal Policy-Setting Responsibilities : N/A Physical Demands : Must have the ability to sit and stand for extended periods of time; exhibit manual dexterity to use a telephone, to enter data into a computer terminal; to see and read a computer screen and printed material with or without vision aids; hear and understand speech at normal indoor levels, outdoors and on the telephone; speak in audible tones so that others may understand clearly; physical agility to drive, bend, stoop, sit on the floor, climb stairs, walk and reach overhead. The employee must occasionally lift and/or move up to 100 pounds. Work Environment : The employee regularly works near moving mechanical parts and is exposed to electrical shock.
