Responsibilities

  • Project Collaboration & Technical Execution
  • Collaborate closely with client stakeholders, design teams (EOR), general contractors, and trade partners to support all phases of commissioning from design through handover (L0-L6).

  • Take ownership of developing and maintaining the Commissioning Plan (Cx Plan) aligned with project specifications (e.g., Division 01 91 13) and standards such as ASHRAE Guideline 0.
  • Define and manage:
  • System boundaries and commissioning scope (Cx Matrix / Cx Tree)
  • Commissioning schedules integrated with P6 and construction milestones
  • System Start-Up Matrix (SSM) linking equipment readiness, QA/QC completion, and test sequencing
  • Develop detailed test scripts and procedures, including pre-functional checklists, functional test scripts, and IST protocols.
  • Ensure commissioning activities align with Owner's Project Requirements (OPR) and Basis of Design (BOD).
  • Execution Oversight & Delivery
  • Execute and oversee all commissioning activities across multiple systems and phases, ensuring:
  • Safe energization workflows (including Red Tag readiness and energization approvals)
  • Compliance with EHS requirements, LOTO procedures, and site-specific safety standards
  • Manage day-to-day commissioning activities, including:
  • Coordinating test readiness across trades
  • Leading daily/weekly commissioning meetings and progress reviews
  • Monitoring schedule adherence and mitigating risks to startup timelines
  • Drive completion of commissioning milestones using structured workflows (e.g., Orange → Red → Green → Blue tag progression).
  • Client Interface & Leadership
  • Serve as the primary point of contact (POC) for commissioning with client representatives and internal leadership, including the Regional Manager.
  • Provide clear, consistent communication on:
  • Commissioning progress, risks, and constraints
  • System readiness and turnover status
  • KPI performance (e.g., test completion rates, deficiencies, schedule adherence)
  • Support client decision-making by providing technical guidance, risk assessments, and recovery strategies.
  • Reporting, Documentation & Controls
  • Develop and maintain comprehensive commissioning documentation, including:
  • Commissioning Plans and updates
  • Test scripts and completed test records
  • Issue logs and deficiency tracking (e.g., via CxAlloy or equivalent platforms)
  • Weekly/monthly commissioning reports and executive summaries
  • Track and report key metrics such as:
  • % systems commissioned vs. planned
  • Deficiency closure rates
  • Test success rates (Green Tag / Blue Tag PAS)
  • Manage and control change orders, scope adjustments, and budget impacts, ensuring alignment with project objectives.
  • Team & Multi-Disciplinary Management
  • Lead and coordinate multi-disciplinary commissioning teams, including mechanical, electrical, controls, and QA/QC personnel.
  • Assign responsibilities, monitor performance, and ensure alignment with commissioning priorities and project milestones.
  • Mentor junior engineers and technicians, promoting technical development and standardization of commissioning practices.
