- Essential Duties:
- Operations: Assesses the physical condition of parking structures, parking lots, automated access systems, and related infrastructure to develop and implement preventative maintenance and asset preservation strategies.
- Infrastructure Management: Oversees the installation, routine maintenance, and repair of automated gate systems, ticket dispensers, and Electric Vehicle (EV) charging stations.
- Project Oversight: Manages campus-wide asphalt repairs, sealing, and striping projects, as well as Parking structure restorations, concrete repairs, and waterproofing.
- Supervision: Supervises, trains, and evaluates maintenance technicians, specialized trade crews, and external paving/electrical contractors.
- Quality Control: Monitors maintenance, repair, and construction activities to ensure compliance with university standards, project specifications, and applicable safety requirements.
- Budgeting: Manages operations and project budgets, authorizes purchases for EV chargers or gate hardware, estimates project costs, and prepares spend reports.
- Work Planning: Develops comprehensive maintenance schedules for high-disruption activities like asphalt resurfacing, line striping, and power washing to minimize campus traffic impact.
- Compliance: Recommends and monitors compliance with the Americans with Disabilities Act (ADA) parking stall compliance, environmental run-off rules, and electrical codes.
- Issue Resolution: Resolves urgent infrastructure failures, including malfunctioning gate arms, offline EV chargers, structural hazards, and contractor performance disputes.
- Liaison Support: Acts as the primary point of contact for parking updates with leadership, tenants, and visitors.
- Development: Oversees the operation of the department sign shop, including the design, fabrication, and deployment of regulatory parking signs, event notices, and temporary directional signage in support of parking operations and campus events.
- Bachelor's degree in Construction Management, Civil Engineering, Facilities Management, or a related field.
- Experience in maintenance operations, facilities management, construction management, or project management.
- Experience supervising maintenance personnel, field technicians, trade crews, contractors, and/or vendors.
- Experience managing infrastructure maintenance, repair, renovation, or capital improvement projects.
- Experience serving as an owner's representative or coordinating work with commercial contractors.
- Experience overseeing operational budgets, project costs, and resource planning.
- Experience with automated gate systems, parking access equipment, EV charging infrastructure, or related facilities technologies
- Experience developing and implementing preventative maintenance programs and asset management strategies.
- Ability to walk, stand, bend, and traverse large outdoor parking lots and multi-level parking garages for extended periods during inspections.
- Knowledge, Skills, and Abilities:
- Pavement Maintenance: Deep understanding of commercial asphalt repairs, pothole patching, crack sealing, durable line striping techniques, and structural joint systems.
- Systems & Technology: Technical knowledge of low-voltage automated gate systems, loops, vehicle detectors, and Electric Vehicle Supply Equipment (EVSE) networks. Knowledge of the integration of parking access and revenue control systems with related campus technologies.
- Project Oversight: Proven skill in managing construction timelines, reading site plans, writing technical scopes of work, and overseeing vendor bidding processes.
- Problem Solving: Advanced skill in diagnosing electrical or mechanical gate failures, managing weather-dependent paving delays, diagnosing EV charging stations, and delivering cost-effective infrastructure fixes.
