Position Summary Forge Construction is seeking a highly skilled and experienced Senior Superintendent to lead field operations on large-scale ground-up multifamily and senior living construction projects. Key Responsibilities Field Operations & Site Management - Direct all on-site construction activities from mobilization through final punch list and owner turnover, ensuring work is completed safely, on schedule, and to the highest quality standards - Develop, maintain, and drive the three-week look-ahead schedule in coordination with the project manager; identify and resolve constraints before they impact the critical path - Manage site logistics, sequencing, and coordination of all subcontractor scopes to maintain efficient workflow and minimize disruption - Interpret and enforce compliance with construction drawings, specifications, and applicable building codes; identify discrepancies and coordinate resolutions with the project management team - Oversee site setup, temporary utilities, access, signage, and housekeeping to maintain a safe and professional job site at all times Safety Leadership - Champion a zero-incident safety culture; enforce OSHA standards and Forge Construction safety protocols across all trades and personnel on site - Conduct and document daily and weekly site safety inspections; lead toolbox talks and ensure all personnel complete required safety training - Respond immediately and decisively to incidents, near-misses, and unsafe conditions; complete required incident documentation and reporting - Ensure all subcontractors maintain current safety plans, certifications, and compliance documentation on site Quality Control - Implement and enforce Forge Construction's quality control program; conduct regular inspections at critical milestones to verify work meets plans, specifications, and company standards - Identify and resolve quality deficiencies promptly; hold subcontractors accountable for rework and corrective action - Coordinate owner, architect, and third-party inspections; ensure timely resolution of all inspection comments and punch list items Subcontractor & Trade Coordination - Lead daily and weekly subcontractor coordination meetings; drive accountability for schedule adherence, manpower levels, and work quality - Monitor and document subcontractor performance; escalate performance issues to the project manager with supporting documentation - Coordinate material deliveries, equipment, and staging to ensure trades have what they need to maintain productivity Team Leadership & Mentorship - Supervise and mentor Superintendents, Assistant Superintendents, and field staff; provide coaching, performance feedback, and professional development guidance - Model Forge Construction's values and culture on the job site; set the standard for professionalism, work ethic, and team collaboration - Partner closely with the project manager to align field execution with project goals, budget, and owner expectations Documentation & Reporting - Maintain accurate and thorough daily field reports, including work performed, manpower counts, weather conditions, and any site issues or incidents - Document and photograph work in place at key construction milestones; support RFI and submittal processes in coordination with the project management team - Utilize Procore or equivalent construction management software for daily logs, inspections, punch lists, and communication Qualifications Required - 10+ years of field construction experience, with at least 5 years in a Superintendent role on multifamily or senior living projects - Proven track record of successfully delivering ground-up construction projects from $10M-$75M+ on time and within budget - Strong working knowledge of all construction trades, means and methods, building systems, and sequencing for multifamily or senior living construction - Proficiency with construction management software (Procore preferred) for daily logs, inspections, and field documentation - Demonstrated ability to lead, supervise, and develop field teams including Superintendents and Assistant Superintendents - OSHA 30-hour certification required; valid driver's license and willingness to travel to project sites Preferred - Associate's or Bachelor's degree in Construction Management, Civil Engineering, or a related field; equivalent field experience considered - Familiarity with senior living licensing requirements, ADA compliance, and protocols for resident-occupied construction environments - First Aid/CPR certification, LEE
