Responsibilities
- Supervise maintenance technicians and porters to ensure timely and effective completion of work.
- Provide direction, training, and support to team members while fostering accountability and safety.
- Participate in on-call rotation and respond to emergency maintenance needs as required.
- Review and prioritize work orders, unit turnovers, and preventative maintenance schedules.
- Coordinate and track unit turns to ensure readiness for new residents.
- Develop and implement preventative maintenance programs using Yardi or similar systems.
- Schedule and oversee maintenance and repair of equipment, grounds, and facilities.
- Diagnose and resolve maintenance issues including HVAC, plumbing, electrical, carpentry, and appliances.
- Maintain cleanliness and sanitation of shared spaces including offices, restrooms, and amenities.
- Manage vendor relationships, negotiate service contracts, and coordinate external service providers.
- Conduct property inspections and coordinate necessary repairs and improvements.
- Ensure compliance with OSHA regulations, building codes, and safety standards.
- Monitor and maintain pool and spa systems in compliance with health regulations.
- Respond to resident service requests professionally and ensure timely resolution.
- Support budgeting activities, monitor expenditures, and track maintenance performance metrics.
- Lead and promote healthy and safe work practices as required by regulatory agencies and Company policy.
- Perform other duties as assigned.
Requirements
- 3-5+ years of experience in property maintenance, including at least one year in a supervisory role.
- High school diploma or equivalent preferred; degree in facilities management or related field preferred.
- Strong technical knowledge of HVAC, plumbing, electrical, and building systems.
- Experience using property management systems such as Yardi preferred.
- Familiarity with Fair Housing regulations.
- EPA 608 Certification preferred; Certified Pool Operator (CPO) required or ability to obtain.
- OSHA certification preferred or ability to obtain within 90 days.
- Valid driver's license.
- Strong leadership, organizational, and problem-solving skills.
- Excellent communication and interpersonal skills with a customer-service focus.
- Ability to manage multiple priorities and coordinate with various stakeholders.
- Ability to maintain regular, full-time, predictable onsite attendance.
