The role requires prior experience working within a professional design firm environment, direct management of architectural consultants, and active coordination of permitting and authority approval processes. The successful candidate will have at least 5 years of combined design and site-based project experience in ground-up construction, preferably with a technical background in engineering, architecture, or construction management. Responsibilities
- CSA Scope Management
- Oversee CSA scopes performance as the Owner's Representative, monitoring progress and verifying compliance with design requirements, quality standards, and safety regulations.
- Coordinate with clients, general contractors, subcontractors, and consultants to ensure smooth execution of CSA scopes.
- Conduct regular site inspections to monitor progress, identify risks, and address issues promptly.
- Work closely with MEP teams to align work schedules and resolve potential conflicts.
- Design & Authority Coordination
- Manage and coordinate architectural and engineering consultants, ensuring design deliverables align with project requirements, client standards, and construction sequencing.
- Act as the primary interface with design firms, reviewing drawings, managing design changes, and resolving constructability and coordination issues.
- Manage CSA design deliverables and milestones (e.g., SD/DD/CD/permit sets), including a drawing/specification register, submission schedules, and review/comment close-out tracking.
- Coordinate CSA submittal and RFI workflows between the contractor, design team, and client, tracking turnaround times and ensuring timely resolutions.
- Lead CSA change management (design changes and field changes), maintaining a change log and supporting impact reviews to cost, schedule, and permitting/authority requirements.
- Facilitate CSA QA/QC and constructability reviews during design, including coordination of key interfaces (e.g., CSA/MEP coordination) prior to permit and IFC issuance.
- Lead and manage permit application, approval, and compliance processes as the Owner's Representative, including liaison with local authorities, regulatory bodies, and approving agencies.
- Manage entitlement activities (e.g., zoning/land-use reviews, planning approvals, and related authority submissions), coordinating inputs from the client and design team and tracking conditions through approval.
- Track authority submission schedules, conditions of approval, and close-out requirements to avoid schedule or compliance risks.
- Ensure all design documentation supports permitting, tendering, and construction execution without gaps.
- Project Execution & Coordination
- Support the Project Director and broader project team in delivering key project milestones.
- Assist in construction planning, sequencing, and execution strategies for CSA disciplines.
- Maintain strong communication with clients, engineers, and design teams, providing updates on progress and challenges.
- Ensure timely procurement and delivery of materials and equipment for CSA-related works.
- Schedule, Cost & Risk Management
- Monitor CSA work schedules, ensuring alignment with the overall project timeline.
- Identify potential delays and coordinate mitigation plans with relevant stakeholders.
- Support cost tracking and contractor progress evaluations for CSA scopes.
