This position provides strategic leadership and supervision for a dedicated work unit, aligning day-to-day operations with the University and Facilities mission statements. The incumbent is responsible for the full lifecycle of unit management, from developing long-term business plans and fiscal accountability to conducting annual performance reviews and training needs assessments. In addition to leading and coordinating the team, this position will perform routine preventative maintenance and minor repair services of plumbing, electrical, mechanical, and structural components associated with the University 's buildings . By effectively managing the shop's budget and leveraging database programs to assess maintenance backlogs, the supervisor prioritizes a diverse workload that includes planned maintenance, emergency repairs, and revenue-generating construction projects. This position does supervise 12 FTE's. Beyond administrative oversight, the role ensures the high-level technical integrity of university systems through a rigorous preventive maintenance program. This involves managing the repair and replacement of critical mechanical and structural components using advanced diagnostic tools such as vibration, thermographic, and ultrasonic analysis. The supervisor serves as the primary point of contact for building Proctors, taking full ownership of facility deficiencies and maintaining transparent communication regarding service outages to ensure minimal disruption to campus activities. Job Duties Unit Supervisor Position functions as Supervisor and provides leadership in the development, implementation and monitoring of long- and short-term work unit business goals consistent with University and Facilities Mission Statements, incorporates maintenance projections, fiscal accountability, individual program plans and the development of training needs assessment into a comprehensive business plan. Conducts annual review evaluations and setting goals for individual employees on an annual basis, reviews goal semiannually to confirm adherence. Comparable conceptual level. As a supervisor, position helps to define shop programs and provides day-to-day guidance to employees n the delivery of services for programs such as planned maintenance, breakdown and minor repairs, audits and service and construction work (revenue) by determining the priority of each service responsibility on a daily, weekly, monthly, and annual basis. Uses established data base programs to assess maintenance backlog and project priorities as necessary. Preventive Maintenance Manages and performs scheduled cleaning and preventive maintenance, repair, or replacement of university mechanical and structural building components which include fans, belts, bearings, filters, coils, pumps, compressors, cooling towers, refrigeration /condenser systems, fume hood exhaust cabinets, vibration analysis, Thermographic analysis, ultrasonic analysis, oil analysis. Project Schedule/Maintenance Provide a primary building site customer service contact for building Proctors. Take ownership of deficiencies and see that building proctors are notified of scheduled and unscheduled outages. Follow the project to completion, provide updates and assure that the systems are again operational. and the work area is restored back to an acceptable/original condition.
