Job Description: Primary Purpose The Mechanic I - Controls is assigned to the installation, inspection, calibration and maintenance of physical plant control systems and equipment and to providing trade/job instruction and work direction to others as required. Responsibilities will align with the Plant Operations goal of contributing towards providing a safe and accessible, invitingly clean and comfortable, functionally-enriched and well-maintained campus environment through service excellence. Key Accountabilities Maintenance & Repairs Performs, with minimum supervision, inspections, maintenance and repairs to HVAC systems. Installs and maintains physical plant control systems and equipment including, but not limited to HVAC control sensors, switches, transmitters, distributed control units, valves, pneumatic, DDC actuators, electronic circuit boards. Performs diagnostics and analysis to help investigate and determine problems and the best course of service, reparation or replacement. Prepares and submits timely, accurate, and neat reports showing all pertinent information that completely documents the work performed. Documents all maintenance activities as directed by the Supervisor. Documents and communicates all inspection findings to ensure that safety and efficiency of operation. In conjunction with the Supervisor, coordinates preventive and demand maintenance and discretionary work assignments with clients when requested. Operations Operates and troubleshoots multiple platforms building automation systems (Apogee, Delta, Metasys, M-net, Allen Bradley) Monitors equipment for proper operation, making adjustments as required maximizing equipment life and efficiency. Tests air quality and balances ventilation systems. Makes minor modifications to BAS programs. Performs testing of fumehood controls and troubleshoots for errors as required. Performs testing of VFD control devices and troubleshoots communication and operational issues. Place's monitoring systems into and out of service to assist with established work and protection impairment procedures. Provides feedback on equipment condition and potential replacement timelines and options. Analyzes equipment operational trends as part of BAS operational procedures. Provides assistance to other trades, including internal and external contractor resources. Assists with review of internally performed retrofits to ensure compatibility with existing systems. Reading, interpreting, and updating electrical diagrams and blueprints. Assists with the sourcing and requisitioning of materials, supplies, tools and support equipment / services. Health & Safety I n consideration of the University's commitment to the safety and well-being of all faculty, support staff, students, and visitors, responsible for ensuring University facilities and departmental activities are compliant with all applicable legislation, regulations, codes and standards related to facilities operations as well as occupational health and environmental safety.
