The New York Independent System Operator (NYISO) manages the efficient flow of electricity on more than 11,000 circuit-miles of high-voltage transmission lines, dispatching power from hundreds of generating units across the state. The New York Independent System Operator (NYISO) applies cutting-edge technology to operating a reliable electricity system, managing competitive markets for wholesale electricity, and planning for the Empire State's energy future. The NYISO's Information Technology department invites applications for a full-time Facilities Administrator. The Facilities Administrator will administer and coordinate a wide range of tasks and assignments related to the operation and maintenance of NYISO owned or leased facilities. Monitor, inspect and oversee work performed to maintain computer rooms, data centers, control centers, office environments, buildings, roads and grounds. This includes building infrastructure services such as electrical distribution, environmental, HVAC, UPS, diesel generators, fire detection, fire protection systems, and security systems. Maintain and ensure completion of equipment logs, work lists and schedules to operate and maintain the buildings efficiently and in conjunction with the Supervisor- Facilities, and various subject matter experts (SMEs), develop policies, procedures and monitoring protocols which provide NYISOs employees with a safe and healthy work environment. ESSENTIAL DUTIES and RESPONSIBILITIES Manage (distribute and track) work orders for staff and contractors, utilizing Computerized Maintenance Management Systems (CMMS) Be comfortable in the use of and possess a working knowledge of applications software systems including, but not limited to Automated Logic BMS, Lutron Quantum Lighting and Micromain CMMS. Administer computer rooms at all facilities including condition monitoring, cleanliness, equipment additions, and contractor work, preventive and emergency maintenance. Work closely with IT to assist in the coordination of work and documentation within the data center including but not limited to electrical installations, environmental conditions, equipment installation or removals and fire safety systems. Assist in the selection and coordination of outside contractors and vendors who provide goods and services. Schedule and oversee the work of contracted services including janitorial services, trash removal and recycling programs, UPS, HVAC, electrical and security systems, elevator, fire protection, water treatment, lawn maintenance and snow removal. Manage receiving operations and distribution. Oversee maintenance and periodic testing of diesel generators at NYISO facilities. Conduct and document periodic "walk through" of NYISO facilities. Evaluate problems, provide support and respond rapidly to building and infrastructure system problems. Implement workspace set-ups for new employees and contractors and coordinate inter-office personnel moves as requested. Coordinate the furniture needs, changes and relocation for all groups and departments. Create and maintain CAD program drawings of facilities, grounds, seating, and special projects. Maintain current records, prints, schedules, documentation, and maintenance logs. Purchase and maintain adequate inventories of equipment, small parts and building supplies. Receive and process deliveries of equipment and supplies, process outgoing shipments. Assist in the preparation and monitoring of facilities annual budget. Maintain building, office and workstation lock and key inventory, duplicates and central key storage boxes in all buildings. Support the NYISO fixed asset program and inventory. Work with the Manager, Facilities and Senior Project Manager on supporting the on-going annual capital replacement projects including weekly project meetings and supporting on-site vendors implementing the construction activities. Assist with administration of the NYISO's corporate safety program.
