Pre‑Construction Manager Location: Based from either our Walsall, Warrington, or Trafford office. We are seeking a highly skilled and experienced Pre‑Construction Manager to join our team. In this pivotal role, you will lead all aspects of the pre‑construction phase , ensuring projects are set up for success from day one. Experience in planned works is essential , along with a proven background in refurbishment, retrofit , and high‑rise residential schemes . Technical & Industry Expertise We're looking for someone with strong technical capability, including: In‑depth knowledge of fire safety regulations: Building Safety Act 2022 Approved Document B PAS 9980 BS 8414 Experience in design coordination and value engineering during pre‑construction. Strong ability to interpret, critique, and challenge architectural and engineering drawings . Experience providing pre‑construction input on: Refurbishment projects Retrofit schemes (including energy efficiency and decarbonisation) High‑rise buildings Project & Commercial Acumen Proven capability in early-stage project planning, including: Scope definition Risk identification & mitigation Programme development Strong understanding of: Procurement strategies Supply chain engagement Supporting QS teams with cost planning and budget development Experience working with: Public sector clients Framework agreements GLA and DLUHC‑funded schemes Stakeholder & Team Management Excellent communication and coordination skills with: Clients Design consultants Fire engineers Internal commercial, design & delivery teams Key responsibilities include: Leading design team meetings Driving progress and decision-making Supporting bid submissions and client presentations Cross-functional collaboration to ensure design, compliance & delivery alignment Regulatory & Compliance Awareness A strong understanding of: Building Control processes , including Gateway 2 submissions Golden Thread principles and digital record-keeping Resident engagement requirements under the Building Safety Regulator
