Building Operator, Level 2

Responsibilities

• Respond to tenant service requests and emergencies in a prompt & efficient manner.
• Coordinate repairs with pre-approved vendors /contractors as necessary.
• Monitoring of computerized control systems
• Ov erseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
• Repairing and maintaining climate control and other mechanical systems within a building or portfolio;
• General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops.
• Assist in coordination of Tenant Improvement and Capital Projects
• Assist in the administration of various service contracts such as security, janitorial, and HVAC maintenance
• Participate in routine safety and housekeeping inspections
• Fulfill Incident Command duties under the Emergency Response Plan
• Participating in corporate occupational health and safety program;
• Assisting with waste, recycling and hazardous materials issues;
• Remaining current and up to date with new industry practices, legislative changes and new technologies ;
• Weekly commitment includes brief report to OM/PM.
• Conduct Environmental assessments in accordance with Company procedures.
• Perform daily property inspection, daily log readings of utilities & fire protection equip ment
• Prepared to be in an all buildings on-call rotation;
• The Building Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided).
• Experience and Qualifications:
• Experience - Minimum of three years of related building operations/maintenance experience
• Clear understanding of how to read building drawings for various discipl ines (Mechanical, Architectural, Electrical, Structural)
• Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
• In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment
• Knowledge of general maintenance procedures
• Must have a valid G drivers license with a clean record
• Relationship Skills - Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player
• Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes
• Computer Skills - Basic computer skills,
• Ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours; ability to respond to the emergency call-outs.
• This job posting is for an existing vacancy within our organization.
• The expected annualized base salary range for this role is $70,000 - $80,000.
