JOB DESCRIPTION: This is structure and craft work of a supervisory nature in overseeing the repair, maintenance, and housekeeping functions of a group of state buildings. Responsibilities include directing the activities of groups of skilled, semi-skilled, and unskilled workers performing general maintenance, repair, and custodial tasks. Work is performed under limited supervision. REPRESENTATIVE TASKS: Plans, assigns, coordinates, and monitors repairs to buildings and fixtures, general grounds maintenance, and janitorial and housekeeping tasks in order to ensure repairs and maintenance are accomplished and resources are properly utilized. Lays out and assigns construction and reconstruction projects not requiring engineering design in order to provide necessary services to facility users in a timely manner. Inspects buildings and prepares plans and specifications for repairs and maintenance in order to ensure compliance with Occupational Safety & Health Administration (OSHA) and fire safety codes. Allocates and controls funds within maintenance budget in order to maximize benefits from available resources. Directs and monitors moving of furniture, equipment, and other items in order to ensure move is completed properly and all necessary safety precautions and requirements are observed. Implements and complies with human resource laws, policies, procedures and practices such as: AA/EEO, recruitment, employment, position classification, performance appraisals, training, discipline, contract administration, human resource components of security protocols of agency information security and confidentiality policies, and employee safety. KNOWLEDGES, SKILLS, AND ABILITIES REQUIRED: Knowledge of applicable laws, rules, regulations, policies and procedures. Knowledge of methods, practices, materials, and equipment of building and related mechanical trades. Knowledge of hazards involved and safety precautions necessary in building maintenance and repair work. Ability to supervise subordinate personnel. Ability to inspect buildings, premises, and equipment. Ability to plan maintenance, repair, and custodial activities. Ability to layout and supervise a variety of building repair and maintenance projects. Ability to assign and supervise work of skilled, semi-skilled, and unskilled laborers. Ability to work from sketches and oral or written instructions. Ability to use applicable computer programs.
