Job Description: Ryan Companies is hiring for a Maintenance Associate. This position performs routine and preventive maintenance tasks within a single property or across various properties. Responsibilities may include light maintenance, housekeeping duties, responding to tenant requests, and supporting the onsite maintenance and management teams. The position is responsible for providing a safe, productive, comfortable, and clean working environment for building occupants and guests. This position will support a minimum of 16 - 20 hours per week with potential to for more hours in a 40 story luxury high rise condominium tower located in the Minneapolis area. A fixed or flexible schedule may be necessary to cover various periods including evenings and weekends. Some things you can expect to do: Police property/building grounds, public areas, parking lots, roof; remove debris on a daily basis; perform seasonal outside duties as required. Maintain the pool, pool area, and equipment Maintain mechanical rooms, and utility rooms an organized and clean condition Support maintenance schedules and complete assigned workorders Respond to tenant requests Assist and coordinate vendors with various services Monitoring and reporting slip and trip hazards Security checks of locked doors and restricted access points Pressure-washing trash rooms and sidewalks Replace lamps as required in a timely manner Perform general repairs within reasonable expectation To be successful in this role, you will need to have: Excellent verbal communication skills and provide concierge level of service when interacting with building occupants. Must have a High School Diploma or GED with an ability to perform general handyman repairs. You will have a clear driving record, basic knowledge of computer applications, and ability to lift 100 lbs. You must also be able to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions. You will really stand out if you have: An vocational / technical degree. Electrical, plumbing and HVAC experience. Hospitality and Customer Service Experience
