About the role

B Global Tech is a specialist consultancy delivering design, architecture, and Mechanical & Electrical (M&E) engineering for mission-critical data centre facilities. Headquartered in Barcelona, with offices in Singapore, Malaysia, Thailand, and a newly established office in Japan. As one of our founding hires in Japan, the Project Manager will be the primary delivery lead for data centre consultancy projects in the Japanese market. This role is responsible for the end-to-end management of project scope, schedule, budget, quality and stakeholder relationships, acting as the senior on-the-ground representative for B Global Tech in Japan. Deep knowledge of the Japanese construction industry, procurement practices, regulatory environment and business culture - the essential "know-how in Japan" - is a core requirement of this position. Project Delivery & Management - Own end-to-end delivery of data centre design and consultancy projects in Japan - from initiation and planning through execution, monitoring and closeout. - Define and manage project scope, work breakdown structure, schedule (including critical path), budget and resource plans. - Identify, assess and mitigate project risks; maintain risk registers and escalate issues promptly to senior management. - Ensure all project deliverables meet B Global Tech's quality standards, client specifications, and applicable Japanese regulatory requirements. - Manage project documentation including contracts, correspondence, progress reports, meeting minutes, change orders and closeout records. Stakeholder & Client Management - Serve as the primary point of contact for Japanese clients, building and maintaining trusted relationships throughout the project lifecycle. - Chair and facilitate project meetings, design workshops and client review sessions; prepare and distribute concise meeting records and action logs. - Manage client expectations, scope changes and variations in a transparent and professional manner. - Coordinate with B Global Tech's engineering teams in Barcelona and across APAC offices to ensure seamless delivery of multidisciplinary design packages. Japanese Market & Regulatory Know-how - Navigate the Japanese construction and design approval process, including building permit applications, fire department consultations and utility authority coordination. - Manage local contractor and vendor relationships in accordance with Japanese procurement norms, contractual frameworks and construction practices. - Advise clients and the internal team on local planning regulations, lead times, labour practices and cultural business etiquette relevant to project delivery in Japan. - Act as a bridge between the Barcelona HQ / APAC offices and the Japanese market, translating regulatory and cultural requirements into actionable project plans. Commercial & Contract Management - Support tendering and procurement activities: prepare RFPs, evaluate bids, and manage contractor and consultant appointments. - Monitor project budgets, track expenditure against forecasts, and prepare regular financial reports for management and clients. - Administer contracts, manage change control processes, and ensure timely resolution of commercial disputes. Office & Business Development Support - Contribute to the build-out of B Global Tech's Japan office, including establishing local delivery processes, supplier frameworks and quality systems. - Support business development initiatives: attend industry events, assist in preparing proposals and fee estimates, and represent the company in the Japanese market. - Provide market intelligence on the Japanese data centre sector to inform the company's growth strategy. Education & Certification - Bachelor's degree in Engineering (Mechanical, Electrical, Civil or Building Services), Architecture, Construction Management or a related discipline. - Project management certification is strongly preferred: PMP (PMI), PRINCE2 Practitioner, or equivalent. - Additional credentials in data centre management (e.g. Uptime Institute ATS, CDCP) are an advantage. Experience - 8+ years of project management experience in the construction, engineering consultancy or building services sector. - Candidates must come from a consultancy background - prior experience working within an engineering design or project management consultancy firm is a mandatory requirement. - Minimum 3-5 years of project management experience specifically within Japan, with a strong track record of delivering complex projects in the local market. - Prior experience in data centre, mission-critical or large-scale commercial M&E projects is highly desirable. - Demonstrated ability to manage multidisciplinary, cross-cultural teams and international stakeholders. Technical Skills - Proficiency in project management tools: MS Project, Primavera P6, or equivalent scheduling software. - Competent use of document management and collaboration platforms (e.g. Procore, Aconex, SharePoint). - Working
