Responsibilities
- Lead, coach, and supervise unionized maintenance staff, ensuring work is completed safely, efficiently, and in accordance with company policies, procedures, and collective agreement requirements.
- Oversee the operation, maintenance, and performance of all building systems, including HVAC, BAS, boilers, chillers, cooling towers, electrical systems, emergency power systems, life safety systems, and other critical infrastructure.
- Plan, schedule, and coordinate preventive maintenance programs, corrective repairs, shutdowns, and capital projects to ensure facility reliability and minimize downtime.
- Manage contractors, service providers, and maintenance vendors, ensuring work is completed to quality, safety, and compliance standards.
- Maintain regulatory compliance, technical documentation, certifications, maintenance records, and asset information while ensuring adherence to all applicable legislation, safety standards, and lockout/tagout procedures.
- Monitor inventory levels, maintenance resources, and operational expenditures to support cost-effective facility operations and budget objectives.
- Foster strong client relationships by addressing operational concerns, providing regular updates, and ensuring service levels meet or exceed expectations.
- Support workforce planning through employee recruitment, onboarding, training, performance management, and professional development initiatives.
- Utilize CMMS and other maintenance management tools to track work orders, monitor performance, and drive continuous improvement.
- Participate in after-hours on-call support, emergency response activities, meetings, reporting requirements, and other duties as assigned.
- WHO ARE WE LOOKING FOR?
- Mandatory: Minimum of Community College (CET equivalent)
- Preferred: University Engineering Degree
- Provincial or other vocational / professional certification or degree:
- Valid Ontario second class stationary engineers certificate or Building operator certificate or trade license (Millwright, Electrician, Plumber or Steam fitter) or equivalent.
- This position requires strong mechanical and HVAC background, Ability to read mechanical, electrical and control drawings; knowledge of building automation system, life safety system, electrical systems and HVAC including boiler, chiller, cooling tower, pumps, motors, heat exchanger, AHU, etc.
- 5-10 years of leadership position in the facilities management field
- Minimum 5-7 years of progressive facility maintenance or plant operations experience.
- Previous supervisory or leadership experience managing unionized maintenance staff.
- Experience operating and maintaining complex institutional, healthcare, laboratory, industrial, or commercial facilities.
- Demonstrated experience managing contractors, preventive maintenance programs, and regulatory compliance requirements.
