ROLE EXPECTATIONS Most days you will balance coaching your team with hands-on oversight of your regional portfolio: reviewing budgets and KPIs, resolving escalations, visiting key sites and meeting clients. You will lead on health and safety, risk and compliance, ensure accurate service charge management, and champion continuous improvement across processes, systems and supplier performance. HOW YOU'LL SPEND MOST OF YOUR TIME Leading, coaching and line-managing property managers to deliver consistent standards and brilliant basics. Owning client relationships: running reviews, presenting performance, resolving issues and shaping portfolio strategy. Overseeing financial performance: budgets, service charges, forecasting, arrears and authorising major spend. Managing risk and compliance: audits, health and safety, incident response and continuous improvement actions. Visiting sites to assess standards, meet residents/directors and support major works and planned maintenance. Driving operational efficiency: optimising processes, data quality, supplier performance and system adoption. Managing service charge budgeting, forecasting, arrears control and financial reporting. Delivering major works, planned maintenance and smooth mobilisations for new instructions. Partnering with RMC/RTM directors, developers, freeholders and contractors to align goals and outcomes. Implementing new processes or systems, and comfortable with regional travel to key sites.
