Job Description: Ryan Companies US, Inc. has an immediate career opportunity for an Estimator II to join our team in Seattle! To be successful in this role, you must have a bachelor's degree in Construction Engineering or Construction Management, or a 2-year associate degree in Construction Project Management from an accredited school, along with at least 5+ years of proven experience in the commercial construction industry. Some things you can expect to do: Work with preconstruction managers, project managers, and other estimators to develop accurate and timely conceptual and detailed estimates. Perform quantity take-offs of all construction systems. Solicit subcontractor pricing for budgeting and bidding events. Work with the project team to ensure alignment of scope, schedule and budget throughout the design evolution. Scope, select and recommend subcontractors based on best value and project requirements. Create and monitor project estimate updates with the evolution and refinement of project scope. Actively participate in subcontractor outreach and engagement to promote positive working relationships with new and existing trade partners. Champion data integrity through consistent archiving of estimates and tracking historic costs. Support the development, architecture, and construction teams with preconstruction expertise including cost validation, value design, preconstruction project schedule input, procurement lead times, and project pursuit assistance. Embrace the use of new, and existing tools, created to support preconstruction activities and execution. Support, review, and provide feedback on project estimates created by the project managers and other estimators. Assist and mentor new estimators, project managers, and preconstruction engineers. Assist clients and developers with conceptual budgets, capable of cost modeling using Uniformat II system costs. You will really stand out if you: Have knowledge of construction means and methods, building types, and procurement methods. Understand design management and how it anticipate impact to the budget. Are proficient with CSI and Uniformat II work breakdown structures. Can perform thoughtful and accurate quantity take-offs and then summarize data for comparison and evaluation. Demonstrate working knowledge of DESTINI Estimator, Microsoft Excel, OST, JOIN, BuildingConnected and Bluebeam. Communicate proactively and effectively, and focus on customer needs, expectations, and satisfaction. Display a high level of professionalism, honesty, and integrity.
