Facilities Tech Team Lead Base Pay: $30.00 - $48.00 per hour 1st Shift: 6:45 AM - 3:15 PM Mon - Fri PURPOSE: The Facilities Team Lead provides day‑to‑day leadership for the facilities maintenance team while remaining hands‑on with building maintenance activities. This role ensures work orders and purchasing activities are properly managed through the CMMS (Computer Maintenance Management System) and that maintenance work is completed safely, efficiently, and on schedule. ESSENTIAL DUTIES: Acts as the primary contact for all personnel for any building issues (climate control, odors, smoke spills, damage, emergencies, and repairs). Monitors Facilities email. Utilize the CMMS system to create, assign, track, and close work orders. Accurately document labor, materials, and repair details in CMMS. Communicate job status, delays, and completion of updates through the system. Create, review, and submit purchase orders for approval in the CMMS for parts, materials, and services. Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repair, making notes and recommendations. Perform minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliance cords etc.) using appropriate hand, power, and specialty tools. Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, etc.). Performs minor painting, carpentry, and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.) Coordinate and assist with departmental and employee moves; hang pictures and shelving, as needed; dismantle and install furniture using various hand, power, and specialty tools, dollies, and hand trucks; perform immediate cleaning duties necessary to maintain a clean facility. Monitors contractor performance and works closely with outside vendors and contractors to ensure projects are completed according to specifications. May act as the project coordinator for all size projects including large scale repair and new facility construction projects. Assists the Maintenance Manager in preparing the annual maintenance budget. Solicit bids and quotes from vendors Develop and maintain documentation of building equipment and preventative maintenance programs. Provide testing, troubleshooting, and repair recommendations for structures, grounds, utilities, and equipment. Provide investigation and respond to employee suggestions, advisories, inspections, and safety committee requests. Must be able to work flexible hours to accommodate inclement weather, facilities issues, and/or emergencies. (on call for emergencies) ____________________________________________________________________________________ DIRECTION OF OTHERS: This is a non-managerial Team Lead position that directs various external professional service providers, contractors, vendors, and agency officials. The Team Lead will provide indirect and direct coordination of internal facilities staff, and coach, guide, and train less experienced staff on technical issues in multiple work areas. High School Diploma, or equivalent, required. Trade or professional school preferred. Minimum 2-4 years' experience in facilities maintenance Basic understanding of electrical, plumbing, and carpentry required Ability to coach, monitor work, and train others. Understanding of project management methodologies Budgeting experience related to projects, facility operations, and maintenance Basic knowledge of service and construction agreements Experience with contract monitoring and quality control of assets Working knowledge of AutoCAD, Microsoft Office, and Microsoft Project preferred.
