Maintenance Manager

Responsibilities

• Provide feedback, propose and implement improvements on the existing property management processes and procedures as necessary to ensure smooth and efficient running of the properties.
• Manage any larger scale maintenance, repair or upgrading works as necessary.
• Monitor Key Performance Indicators for the Maintenance Department and take corrective action, as required, to improve equipment inventory, quality audit, productivity, and other objectives.
• Hire, train, supervise and communicate departmental/individual job goals to all employees in the Maintenance team. To continuously monitor and appraise job performance of the team.
• Manage and supervise the maintenance team to achieve the following objectives.
• Ensure building facilities and equipment are maintained as recommended and in good condition.
• Ensure compliance with building regulations e.g. fire safety, workplace health & safety.
• Work with and develop positive relationships with external suppliers of facility services such as cleaning, security, equipment maintenance etc.
• Obtain quotes for building services/maintenance/repairs as necessary and putting up for management approval.
• Conduct regular inspections and identify building defects/irregularities, and propose and follow up on improvement/rectification works.
• To do diagnostic testing and inspection for all electrical, mechanical equipment and to arrange for any faults to be rectified, and to report any equipment that are not operating normally.
• To do diagnostic testing and inspection of air-conditioning system including fan coil unit, compressor, control IC board and piping works for both preventive and repair work.
• To manage the stocks for spare parts for all M&E, electrical works and to ensure that the stock level is sufficient for the normal operation of the hotels.
• To monitor the maintenance schedule of the hotel maintenance sub-contractors and to ensure that contractors carry out their work as per schedule and the standard of work is to the specification. Report to the COO if here is any variance noted.
• To suggest and undertake any improvement works to the hotel facilities, M&E services, equipment which benefit the hotels in term of cost, efficiency, safety & image.

Requirements

• Good knowledge of building maintenance and property management processes for industrial or office building.
• Resourceful, self-motivated and possess a spirit of excellence as well as team player.
• Independent and able to manage and maintain positive relationships with the service providers and government authorities.
• Decision maker with confidence and influence and guide a team.
• Possess good interpersonal, communication and writing skills.
• Service-oriented with good personality.
• Certified FSM is an added advantage.
