About the role

Behind every tenant who opens on time, every unit that gets fixed before a customer notices, and every operational question that gets answered before it becomes a problem, there's someone who made that happen quietly and competently. We are looking for a Precinct Operations Executive to be the operational backbone of our upcoming lifestyle precinct - the first point of contact for tenants on all operational matters, and the person who ensures the day-to-day running of the site is smooth, professional, and well-coordinated. Your primary focus is our upcoming large-scale lifestyle and heritage precinct, opening in early 2027. You will also support operations across our broader portfolio of lifestyle and heritage properties as required.
Responsibilities
- Tenant Operations Support
- Serve as the primary point of contact for all tenants on operational matters - unit handovers, defect reporting, maintenance requests, access, utilities, and general operational queries
- Guide new tenants through the operational onboarding process - familiarising them with house rules, waste management procedures, loading bay protocols, access hours, and facility usage
- Conduct regular walkthroughs of tenant units to identify and proactively flag maintenance or operational issues before they escalate
- Coordinate and follow up on all tenant-reported defects and maintenance requests, ensuring timely resolution by the relevant vendors or contractors
- Maintain a clear and organised tenant communications log - every query raised and every resolution tracked
- Facility & Site Management
- Oversee the day-to-day operational condition of the precinct - common areas, landscape, amenities, utilities, and shared facilities across all buildings
- Coordinate with external contractors, vendors, and service providers for routine maintenance, ad-hoc repairs, and scheduled servicing (M&E, pest control, landscaping, cleaning)
- Monitor and manage service contracts - ensuring work is carried out on schedule, to standard, and within budget
- Maintain an up-to-date asset register covering all facility equipment, maintenance schedules, and service histories
- Ensure all operational procedures comply with relevant regulatory requirements - including fire safety, building maintenance, and environmental health standards
- Heritage Building Awareness
- Develop working familiarity with the heritage and conservation guidelines applicable to the precinct's buildings
- Flag any maintenance or repair requirements that may affect heritage fabric to the relevant stakeholders before work commences
- Liaise with appointed conservation consultants or architects when operational work intersects with conservation requirements
- Reporting & Administration
- Prepare monthly operations reports covering maintenance status, outstanding defects, contractor performance, and operational issues
- Manage the operations inbox and ensure all tenant queries are acknowledged within 1 working day
- Support the management team on any operational matters related to lease handovers, fit-out periods, and opening milestones
Requirements
- Essential:
- 3-5 years of experience in facilities management, property operations, or building management - commercial, retail, F&B, or lifestyle properties preferred
- Solid understanding of building systems - M&E, plumbing, electrical, ACMV - at an operational (not engineering) level
- Strong people skills - able to manage tenant relationships with patience, professionalism, and a service-first mindset
- Highly organised with strong follow-through - the kind of person who never lets a request fall through the cracks
- Comfortable working independently on the ground without daily supervision
- Proficient in written and spoken English; able to communicate clearly with tenants, contractors, and management
- Preferred:
- Prior experience managing operations within a lifestyle precinct, heritage property, F&B cluster, or mixed-use development
- Familiarity with heritage or conservation building stock and the operational considerations they carry
- Experience managing external contractors and service providers
- Basic knowledge of relevant Singapore regulatory requirements - FSSD, BCA, NEA
