Project Manager / Estimator - Lighting Maintenance & Electrical Construction Lighting Maintenance Inc. is seeking an experienced Project Manager / Estimator with a strong electrical construction background. This position is responsible for managing lighting and electrical projects from initial review and estimating through scheduling, coordination, change orders, closeout, and final billing. The right candidate must understand the full construction process and be comfortable working with customers, general contractors, government agencies, vendors, subcontractors, field crews, and internal operations staff. This is not an entry-level position. We are looking for someone who can step into active projects, understand the paperwork and field realities, and help keep jobs profitable, organized, and on schedule. Responsibilities include: - Reviewing plans, specifications, drawings, scopes of work, and bid documents - Preparing estimates for lighting systems, electrical work, maintenance projects, repairs, upgrades, and related construction work - Managing assigned projects from award through completion - Creating and maintaining project schedules - Coordinating labor, materials, equipment, subcontractors, and vendors - Preparing, submitting, and tracking RFIs, submittals, change orders, purchase orders, and project correspondence - Identifying scope gaps, conflicts, extra work, and cost impacts early - Working closely with field supervisors and crews to ensure work is completed safely, correctly, and efficiently - Tracking job costs, labor hours, material costs, equipment usage, and project profitability - Communicating with customers, inspectors, engineers, general contractors, and internal management - Assisting with billing backup, closeout documents, punch lists, as-builts, warranty issues, and final project documentation - Supporting both maintenance-based lighting work and larger electrical construction projects
