About the role
The Building Maintenance Manager shall supervise the total operation of the physical plant. He/she shall supervise and coordinate employees engaged in the maintenance of the building, be prepared to discuss plans for improvement of the department with the Administrator, and to perform related work as required. This individual will report directly to the Administrator. Maintaining and making operating repairs to electrical equipment and appliances. Repairing, cleaning and painting walls, metal and woodwork. Maintaining all fire equipment, keeping abreast of all possible fire hazards and knowing all fire procedures. Establishing, maintaining, and evaluating a preventive maintenance program for the facility. Maintaining records of repair, maintenance schedules tests and drills as required by the Department of Health and Social Services. Recruiting and terminating maintenance personnel, with prior approval of Administrator. Planning, assigning and evaluating work of maintenance personnel. Be chairperson and attend Safety Committee meetings. Must be available or assign a designee to be available at all times for emergencies. Abide by and assure compliance with facility policy and procedures. Attending other required meetings. Follows instructions willingly, able to meet deadlines, organizational loyalty, honesty, punctual, and dependable. Perform other related duties as directed by the Administrator. Considerable knowledge of construction and maintenance materials. Considerable knowledge of the tools and methods used in various mechanical and building trades. Considerable knowledge of preventive maintenance principles and procedures. Ability to use power and hand tools. Ability to plan, assign, and supervise the work of others. Ability to maintain accurate and complete records. Ability to establish and maintain effective working and public relationships. High School Diploma. Two or more years of training and/or experience involving the handling and operation of machinery, tools, and equipment used in building maintenance work. Knowledge of boiler maintenance and repair. Knowledge of electronic meters. Special Class Boiler License
