Maintenance Supervisor

Responsibilities

• As the Maintenance Supervisor, you'll oversee all maintenance operations, ensuring the community remains safe, attractive, and operating at the highest standards.
• Lead, train, schedule, and support the maintenance team
• Coordinate and oversee all maintenance projects, repairs, and vendor work
• Diagnose and repair electrical, plumbing, appliance, carpentry, drywall, and building systems issues
• Manage preventative maintenance programs and property inspections
• Oversee apartment turns and ensure units are move-in ready on schedule
• Maintain inventory, order supplies, and manage maintenance-related expenses
• Assist with budgeting, capital improvement projects, and vendor bid management
• Ensure compliance with company policies, OSHA regulations, and safety standards
• Deliver exceptional customer service and respond promptly to resident service requests
• Help maintain the community's appearance, curb appeal, and overall resident satisfaction
• Participate in an on-call rotation and assist with after-hours emergencies as needed

Requirements

• Required Qualifications
• 3-5 years of apartment maintenance experience
• Strong troubleshooting skills in electrical, plumbing, appliance, and general maintenance repairs
• Ability to lead a team and manage multiple priorities
• Reliable transportation
• Previous supervisory or team lead experience
• Experience managing vendors, budgets, and preventative maintenance programs
• Physical Requirements
• This position requires frequent walking, climbing, lifting, bending, kneeling, and working in indoor and outdoor environments. Candidates must be able to lift and move heavy materials and equipment as required.
