StorHubis seeking a Senior Associate / Manager to operate at the intersection ofinvestments and portfolio management, with responsibility for sourcing andexecuting new transactions and subsequently overseeing the assetspost-acquisition. The role carries end-to-end deal ownership - from initialunderwriting through Investment Committee approval and handover - and ongoingaccountability for NOI growth and value creation across a live portfolio. Job Responsibilities: Investments - Sourceand screen opportunities acrossAPAC - single assets, portfolios, operating platforms, and development sites - throughbrokers, owners, and proprietary networks. - Buildinstitutional-grade financial models covering acquisition, development, and JV structures, with fullsensitivity and scenario analysis. - Leadcommercial, financial, legal, and technical due diligence in coordination with external advisors and internal functions; synthesizefindings into clear risk frameworks. - DraftInvestment Committee papers andpresent recommendations directly to senior leadership and capital partners. - Negotiateterm sheets, SPAs, JV agreements, and financing documents alongside legal counsel and the transaction lead. - Supportcapital structuring - debtsourcing, equity partner conversations, and deal-level returns packaging. Portfolio management - Ownasset-level business plans forfacilities under coverage, setting revenue, occupancy, rate, and capex targetsin partnership with country operating teams. - Trackperformance against underwrite monthly;diagnose variances, flag risks early, and drive corrective actions with theoperators. - Leadvalue-add initiatives - pricingoptimization, expansions, repositioning, ancillary revenue, ESG upgrades - andquantify the NOI and valuation impact. - Prepareportfolio reporting for theBoard, investors, and lenders, including quarterly reviews, annual valuations,and ad-hoc investor requests. - Managerefinancings, hold-sell analyses, and exit planning across the portfolio. - Partnerwith operations, finance, and technology teams to refine the measurement andgrowth of same-store performance. KeyRequirements: - 4-8years of experience in realestate investments, real assets private equity, infrastructure, REITs,investment banking (real estate coverage), or a high-performing corporatedevelopment team. - Strongmodelling and underwriting capabilities , including the ability to build a three-statement model fromfirst principles, stress-test underlying assumptions, and defend them underscrutiny. - Transactionexperience : direct involvement inat least several real estate transactions and asset management. - Commercialjudgement : the ability todistinguish between an elegantly constructed model and a fundamentally soundinvestment. - APAC marketfluency : prior experience acrossSingapore, Australia, or Japan, and demonstrated ability to acquire marketknowledge rapidly. Proficiency in Japanese or another regional language isadvantageous but not required. - Academicfoundation: a degree in Finance,Real Estate, Economics, Engineering, or a related discipline. Professionalqualifications such as the CFA, CAIA, MAI, or an MBA are viewed favorably butare not required. - Operatormindset : willingness to conductsite visits, engage directly with facility managers, and work throughoperational detail such as unit-mix analysis, rather than relying solely ondesk-based review.
