SENIOR PROPERTY MANAGER Rendall & Rittner - £Competitive, aligned to experience and portfolio size - Hybrid ROLE OVERVIEW This is a unique Senior Property Manager role, working closely with the CEO and senior leadership team on high-impact initiatives across new business, mobilisation and complex operational projects. This is not a traditional portfolio role. You will initially focus on supporting key business priorities before transitioning into long-term portfolio ownership as developments are secured and onboarded. You will collaborate with teams across Property Management, Operations and Mobilisation, gaining exposure across the full lifecycle of a development. This is more than just portfolio management. You'll act as a senior point of expertise, balancing operational delivery, client relationships and team leadership, trusted to make decisions and contribute to the wider success of the business. ROLE EXPECTATIONS This is a fast-paced, high-responsibility role requiring strong leadership, sound judgement and commercial awareness. You will: Take ownership of developments as they are onboarded, ensuring consistently high service delivery Lead, support and mentor Property Managers and junior team members Build strong, trusted relationships with clients, residents and stakeholders Oversee budgets, forecasts and financial performance with accuracy and control Manage major works projects and Section 20 consultations end-to-end Ensure full compliance with H&S, legislation and industry best practice Proactively identify risks, resolve issues and drive improvements WHAT SUCCESS LOOKS LIKE You'll be successful in this role if: You play a key role in securing, onboarding and stabilising new developments Your portfolio transitions into a stable, compliant and high-performing position Clients see you as a trusted advisor and go-to expert Your team is engaged, supported and consistently delivering Financial management is accurate, transparent and well-controlled Major works and projects are delivered smoothly and professionally HOW YOU'LL SPEND MOST OF YOUR TIME Most weeks, you'll be: Supporting new business pitches and mobilisation activity Working with senior stakeholders on complex or high-priority developments Managing and stabilising developments as they are onboarded Attending client meetings, AGMs and board presentations Reviewing budgets, forecasts and financial performance Overseeing major works and contractor performance Conducting site visits and ensuring compliance standards are met Providing expert advice on leasehold legislation and best practice You'll work in a hybrid way, with a mix of home working, time in the office and site visits as required, trusted to manage your time and priorities effectively WHO THIS ROLE IS FOR Has strong experience in residential block/property management Has previously operated at Senior Property Manager level or is ready to step up Is confident leading people and influencing stakeholders Has strong financial, operational and commercial awareness Communicates clearly, professionally and with authority Is comfortable working across a range of priorities beyond a standard portfolio role Takes pride in delivering a high-quality, proactive service EXPERIENCE THAT HELPS Proven experience managing residential portfolios Experience mentoring or managing team members Strong understanding of Landlord & Tenant Act and leasehold legislation Knowledge of RICS, ARMA and industry best practice Experience with Section 20 consultations and major works TPI qualification (or working towards)
