THE JOB The Analyst, Business Development will play a key role leading financial underwriting and analysis for assigned acquisition and development opportunities and providing investment recommendations to senior leadership, in addition to supporting various development and acquisition opportunities . This is an excellent opportunity for a driven individual to gain exposure at the intersection of music and real estate in a fast-paced, entrepreneurial environment. WHAT THIS ROLE WILL DO Build and maintain detailed financial models including discounted cash flow analyses and joint venture structures for prospective investments Conduct market research, competitive analyses, and property-level due diligence to support the evaluation of new acquisition and development opportunities Prepare approval memoranda, presentations, and supporting materials for senior leadership and investment partners Coordinate with internal and external stakeholders, leasing brokers, and legal counsel during development and acquisition opportunities Maintain the deal pipeline to ensure accurate and up-to-date deal tracking Support ad hoc analyses and strategic projects as directed by senior team members Lead underwriting and financial analysis for venue acquisition, development, and strategic investment opportunities. Develop investment recommendations and present findings to senior leadership and investment committees. Manage due diligence workstreams across financial, legal, operational, and commercial disciplines. Evaluate transaction structures, partnership arrangements, and financing alternatives to optimize investment returns. Lead market assessments and strategic analyses that inform Live Nation's venue growth and expansion strategy. WHAT THIS PERSON WILL BRING A bachelor's degree in finance, real estate, or a related field is preferred but not required 3-5 years of experience in real estate finance, brokerage, lending, or a related analytical role. Strong proficiency in Excel and financial modeling is essential. Candidates should demonstrate a solid understanding of real estate fundamentals including cap rates, IRR/equity multiple analysis, lease structures, and debt sizing. Excellent written and verbal communication skills, strong attention to detail, and the ability to manage multiple workstreams under tight deadlines are critical. Experience evaluating investments, acquisitions, developments, or capital projects and communicating recommendations to senior stakeholders.
