Job Description The Maintenance Technician supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. Essential Job functions: Travel to different site locations Comply with all safety procedures, maintaining good housekeeping and safety of work areas Recognize danger and safety hazards and propose methods to eliminate them Maintains a clean and safe work environment and maintain compliance to State, County, or City Ordinances, Codes, or Laws Complies with all policies for the safe storage, usage and disposal of hazardous materials Respond effectively to all emergencies Strong focus on customer service and creating positive interactions with team and clients Maintain lighting system bulbs and ballasts Assist the operations team in the maintenance and repair of building and equipment Perform general interior maintenance - hang pictures, repair office furniture systems, minor plumbing Works well with outside vendors Perform outside maintenance of grounds, including snow removal by hand and by equipment Responsible for emergency response after hours to report/assist with alarm system via medical fridge/freezer alerts and building alarm systems Needs to be comfortable with building operations programs that control HVAC systems and boilers, daily checks and adjustments via computer or physical location as required Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned Moves office furniture, machinery, equipment and other materials as requested Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations Participate in ongoing technical, safety, and operational process training programs Documents work performance and materials procurement as directed, using work order system Ability to communicate status of work activity and identify methods to perform activities safely, effectively, and efficiently Other assigned operational tasks as may be typically expected of a facility maintenance professional Other duties as assigned Physical Job Requirements: Candidates must be comfortable lifting up to 50 pounds, and with climbing on ladders Pushing and Pulling, taking frequency into consideration Physical mobility, which includes movement from place to place on the job, taking distance and speed into account Physical agility, which includes ability to maneuver body while in place Dexterity of hands and fingers Endurance (e.g. continuous typing, prolonged standing/bending, walking) Balance is maintained during climbing, bending and/or reaching Environmental Risks: Allergens: dust, mold and/or pollen Combative Patients / Visitor Education, Certification, Computer and Training Requirements: High School Graduate/GED required Completion of an applicable technical training program is desirable, have a minimum of three years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical Candidates must possess mechanical and electrical aptitude, and have excellent communication skills, both oral and written Ability to communicate in English, both orally and in writing required Successful candidate must be self-motivated who can work independently or on a team Strong multi - tasking, organizing & priority setting required (multiple projects can be open at one time) Certifications in applicable skills preferred Experience with Standard Office Equipment (Phone, Fax, Copy Machine, Scanner, Email/Voice Mail) preferred Experience with Microsoft Office Technology in a Wind
