About the role

We are a long-established family property business with a substantial residential portfolio comprising several hundred properties, predominantly across London, with a small number of properties located further afield, including the South Coast. We are looking for an experienced and proactive Property Manager to join our in-house management team. This is a hands-on role that requires someone who understands the realities of residential property management, can confidently deal with day-to-day issues, and is comfortable working directly with landlords. This is not a highly corporate or heavily structured environment. We are looking for someone who can thrive in a fast-paced setting, prioritise effectively, and help improve existing processes and systems over time. The successful candidate will play a key role in helping us build a more streamlined and efficient operation. Key Responsibilities Property Management Manage a portfolio of residential properties across London and surrounding areas. Arrange and conduct property inspections as required. Identify maintenance issues and coordinate repairs with contractors. Ensure maintenance requests and tenant enquiries are dealt with promptly and professionally. Monitor ongoing works and ensure satisfactory completion. Manage contractor relationships and obtain competitive quotations where necessary. Handle tenancy issues, disputes, complaints and property-related queries. Tenancy & Compliance Ensure all properties remain fully compliant with current legislation and regulatory requirements. Stay up to date with changes in residential property legislation and implement necessary updates. Manage and maintain compliance documentation, including: Gas Safety Certificates EICRs EPCs Fire safety requirements Licensing requirements Right to Rent documentation Deposit compliance Assist with tenancy renewals, notices, contracts and related administration. Rent & Financial Management Monitor rent payments and arrears. Follow up on overdue payments and liaise with tenants where required. Review invoices and contractor costs to ensure value for money. Have a good understanding of rental values, budgets and expenditure. Ensure costs, quotations and rental income make commercial sense and highlight any anomalies. Process Improvement Identify inefficiencies and areas for operational improvement. Assist with developing and implementing new systems, procedures and policies. Help create a more organised and streamlined property management function. Maintain accurate property records and management information. About You We are looking for someone who is practical, organised and solutions-focused. Essential Requirements Previous residential property management experience. Experience managing maintenance issues, contractor relationships and property inspections. Strong understanding of landlord and tenant legislation and compliance requirements. Experience dealing with tenancy agreements, renewals and property-related disputes. Excellent organisational skills and ability to manage multiple priorities. Strong communication and relationship management skills. Comfortable working directly with landlords and making decisions independently. Good numerical ability and commercial awareness. Full UK driving licence preferred.
