Job Summary
The Assumption Processing Specialist is responsible for managing the end-to-end processing of mortgage loan assumptions, from initial borrower inquiry through closing coordination. This role acts as a central point of coordination between borrowers, third parties, and underwriting partners, ensuring timely movement of files, accurate documentation, and compliance with FHA, VA, investor, and internal servicing guidelines.
This position operates in a dynamic, evolving environment and requires a candidate who can not only execute established processes but also contribute to building, refining, and improving workflows, reporting, and overall operational efficiency.
Essential Duties & Responsibilities
Review incoming assumption requests and supporting documentation to determine eligibility and initiate processing workflows
Maintain and update assumption pipeline reporting , including manual tracking of interest letters, applications, and file progression
Serve as the primary point of contact for borrowers, assumption applicants, and third parties, ensuring clear and timely communication throughout the process
Collect, review, and assemble complete assumption packages for submission to third-party FHA/VA underwriting partners
Monitor file progression to ensure timely underwriting decisions and escalate delays as needed
Coordinate all aspects of the assumption closing process , working with title vendors, buyers, sellers, and internal teams
Partner with internal stakeholders to ensure all system updates, payment posting, and escrow-related activities are completed accurately
Identify and resolve documentation gaps, inconsistencies, or processing issues proactively
Support and enhance current workflows by identifying opportunities to improve efficiency, reduce manual effort, and streamline processes
Assist with developing and refining assumption procedures, documentation standards, and internal reporting
Maintain compliance with investor guidelines, regulatory requirements, and internal servicing standards
Required Qualifications
High school diploma or equivalent; college coursework preferred.
2+ years of mortgage servicing or loan processing experience.
Working knowledge of MSP and FHA/VA assumption guidelines.
Strong attention to detail and communication skills.
Proficiency with Microsoft Office products.
