A high‑impact Senior Project Manager who drives complex construction, pre-opening, and property opening phases and infrastructure‑focused IT projects from concept to completion. Job Responsibilities
Project / Program Initiation & Planning
Lead the initiation phase by defining clear project scope, objectives, goals, and success criteria.
Develop comprehensive program and project plans, including work breakdown structures, detailed schedules, interdependency mapping, and resource allocation.
Establish and maintain a robust risk register, identifying constraints, assumptions, and critical path items to ensure proactive planning and execution.
Facilitate project kickoff meetings and ensure alignment across stakeholders, sponsors, and cross-functional teams.
Budget & Cost Control
Prepare accurate, detailed cost estimates and project budgets, incorporating materials, labor, equipment, and contingency planning.
Conduct monthly financial reviews to track actual spend versus budget; analyze any variances and provide clear justification supported by data.
Develop and implement mitigation strategies for cost overruns and ensure financial transparency through regular reporting to leadership
Coordinate with Finance to validate forecasts, cash flow requirements, and long-term capital planning.
Regulatory Compliance
Develop a strong understanding of all relevant local construction, building, environmental, and safety regulations.
Ensure all project activities and deliverables meet compliance standards to avoid delays, legal issues, or safety risks.
Maintain proper documentation and ensure readiness for audits or inspections.
Vendor Engagement Process
Work closely with Procurement, Legal, and the Data Protection Office to lead and manage the complete bidding and vendor selection process for IT‑related construction or infrastructure work.
Develop RFPs/RFQs, evaluate vendor submissions, conduct due diligence, and assess technical compliance.
Support contract negotiations, ensuring clarity in scope, service levels, deliverables, pricing, and data protection requirements.
Draft or review contracts and subcontracts to safeguard project, cost, and regulatory interests.
Design & Document Review
Collaborate with architects, engineers, and technical partners to review construction drawings, blueprints, designs, and specifications for accuracy and completeness.
Identify discrepancies or coordination issues early and facilitate design clarifications or revisions with the design team.
Ensure all documentation aligns with project scope, regulatory requirements, and design intent.
Risk Management
Identify potential project risks, including schedule delays, long-lead items, design conflicts, and supply chain constraints-and document them in the risk register.
Develop and implement mitigation and contingency strategies to minimize project disruption.
Continuously monitor evolving risks throughout the project lifecycle and maintain escalation pathways where required.
Stakeholder Communication
Maintain clear, consistent, and timely communication with project stakeholders including owners, architects, engineers, vendors, and consultants.
Provide regular updates on project progress, milestones, issues, and budget status through structured reporting and governance meetings.
Facilitate cross-team coordination to ensure alignment and resolve gaps or misunderstandings promptly.
Leadership and Problem Solving
Manage assigned project teams and resources, ensuring clarity in responsibilities and performance expectations.
Lead problem‑solving efforts during unexpected challenges, making informed decisions to keep the project on track.
Foster a collaborative working environment, resolve conflicts, and support continuous improvement initiatives.
Provide coaching and mentorship to junior project staff where applicable.
Job Requirements
Education & Certification
Bachelor's or Master's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
Professional certification such as PMP (Project Management Professional) or an equivalent credential is preferred.
