About the role
Leads small groups of custodial workers or works alone to maintain the aesthetic appeal and health of the Babson College interior and exterior of buildings and ensures the cleanliness of the buildings for the campus community. This position requires frequent communication with custodial supervisor/custodial foreman and the campus community. The Lead will coordinate daily work of subordinate staff and self in conjunction with custodial foreman, as well as daily support of events, set-ups, project work, and recycling WHAT YOU WILL DO Executes daily tasks and directs subordinates to complete daily routine assignments. Completes work orders generated from service response center within assigned time frame; follows up with supervisor as to the completion or non-completion of these tasks; fills out proper work records to reflect time and materials to complete work so it can be logged in the work management program. Completes and directs custodial project work (i.e., hard surface floor care, carpet shampooing, wall washing, cycle cleaning, glass cleaning, re-lamping, and snow removal). Provides and assists in safety and technical training to custodial staff. Responsible for employee safety and building security; maintains and secures assigned equipment and keys; operates motor vehicles as required. Responsible for delivery of supplies to custodians; assists with proper pick up of refuse and recyclables and transporting them to designated locations. Completes and directs , furniture moves and event set- ups. Conducts routine inspections, makes recommendations to housekeeping manager/supervisor relative to recognition and disciplinary actions. Ensures execution of daily preventative maintenance; checks on vehicles used to support work within scope of responsibility. Assumes additional responsibilities as required. YOUR TEAM WILL INCLUDE Assigned Custodial staff WHAT EDUCATION AND SKILLS YOU WILL NEED At least 10 years of custodial experience and 5 years of project cleaning/event support experience; demonstrated leadership ability. Must have an IC Hoisting License. Hepatitis B vaccination and training in compliance with OSHA regulations; must maintain both throughout time in the position. Must be able to function well in a team/community environment, displaying common courtesies and politeness. Frequently interacts with students, teachers, co-workers, administrators and government officials. Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), drawings, operating, maintenance, repair, installation, and procedure instructions or manuals. Requires a thorough knowledge of custodial equipment, processes, and small group leadership skills. HOW AND WHERE YOU WILL WORK Must have had a valid unrestricted U.S. Driver's License for one year, and maintain throughout employment an insurable (as determined by the College's insurer's criteria) or a satisfactory driving record; must successfully complete and pass the College's vehicle training program within the first 60 days of employment; annual or more frequent review of employee's driving record based on the College insurer's criteria; and safety training as required by management. A. Physical Environment: Regularly exposed to wet and/ or humid conditions. Occasionally exposed to moving mechanical parts; precarious places; hazardous chemicals; outside weather conditions and extreme heat. Occasionally exposed to fumes or airborne particles. Must be available to work extended hours and participate in an after hours callback for campus emergencies. Usually moderate noise levels. A. Physical Demands: Operates a motor vehicle on a daily basis. Regularly required to use hands to finger, handle, feel, kneel, crouch, or crawl. Frequently required to lie down, stand, walk, reach with hands and arms, talk, hear, and smell. Occasionally required to sit. Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Occasionally required to work on an elevated work platform and specialty ladders. This is an exempt position with an hourly rate of $37.48.
