Building Engineer ACCOUNTABILITY STATEMENT Supports Chief Engineer and supports and directs, contractors and vendors involved in general building and equipment maintenance activities including installation, maintenance, and repair of building structures and equipment. ESSENTIAL FUNCTIONS: Performs maintenance and repairs of electrical/electronic, air pneumatic, heating-venting and air conditioning, secured access, water and other facility systems. Coordinates the day-to-day maintenance activities of outside vendors and contractors. Assists contractors - electricians, carpenters, roofers, elevator technicians, locksmiths, mechanical technicians, pipe fitters and other trade skills in the performance of a variety of duties. Obtains tools, materials, and supplies, and performs work under direction of Chief Building Engineer. Reports to Property Manager and Chief Engineer regarding the status of on-going projects and outstanding work orders. Reviews and approves completed work orders for labor hours and appropriate turn-around time, and invoicing for accurate and appropriate charges. Follows-up on outstanding work orders. Makes assignments for routine day-to-day maintenance activities. Performs routine building inspections as assigned by supervisor. Assists with the implementation and execution of the preventative maintenance and building systems programs including training and repairs and maintenance. Performs a variety of semi-skilled tasks as assigned in: Electrical Construction Roofing Building Life Safety Systems Plumbing Carpentry Mechanical Performs other work-related duties as assigned. Certificate of vocational/technical training or trade school or skill center required. Facility maintenance experience may offset trad school requirement. Certification and/or training in electrical, plumbing, HVAC preferred. 7+ years hands-on maintenance experience in all areas of commercial facilities maintenance including repair knowledge of plumbing, electrical, carpentry, HVAC, as well as carpentry and general mechanical systems. KNOWLEDGE AND SKILLS: Knowledge and practical application and use of electric test equipment and powered and manual tools of all types. Solid verbal and written communication skills. High level of dependability/responsibility required. Strong interpersonal skills. Strong organizational skills. Must be detail and customer service oriented and be professional. Experience in dealing with vendors and sales personnel is preferred. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
