Job Description: Ryan Companies has an immediate need for a Maintenance Engineer II in Minneapolis. Our Engineer II will execute and complete preventive maintenance, demand repairs, general repairs and adjustments to the building systems, equipment and fixtures as required and to the satisfaction of tenant and building owner. Further, the Engineer II will provide a safe, productive, comfortable and clean working environment for building occupants; manage various subcontractors as needed. At Ryan, we don't just build buildings - we build stories. What you can expect to do: Perform preventive maintenance tasks and duties on building equipment and systems per scheduled date. Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment or property. Respond, evaluate and complete tenant/service demand requests as ordered Working with the property manager and lead engineer to ensure: Proper services are provided to the building(s) Project planning and completion Tenant Improvement planning and coordination Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily Monitor energy system equipment, adjust set-points as needed, record actions and time associated daily o Ensure Fire/Life/Safety equipment is performing as designed Participate in on-call, after-hours and weekend rotation Complete Ryan required training and safety programs What we expect you to have: Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions o Ability to prioritize workload while remaining flexible to a changing environment Comprehensive knowledge of energy management systems o Strong computer skills Excellent customer service skills Minimum five years experience in building maintenance or related field Regional or local licensing/certifications to operate a building High School Degree or equivalent Two-year technical degree or equivalent in the operation of commercial buildings and equipment Universal CFC (required) SMA, SMT, LEED certification, others as applicable preferred You will be a particularly strong candidate if you can: Provide exceptional customer service and exceed expectations Lead by example in line with the Ryan values with staff and co-workers Demonstrate willingness to proactively manage with a "win-win" attitude Be self-motivated and works well in a "team" environment.
